Our pricing strategy includes analyzing the market and giving you the option to list it below, at or above market value with each strategy having pros and cons. Our goal is to guide you into making an informed and educated decision, not force you into a particular decision.
Other services include an initial inspection of your home, creating a comparative pricing analysis, reviewing submitted purchase contracts and possibly submitting counter offers, negotiating with buyers and their agents, coordinating with title companies, lenders, inspectors and appraisers, connecting you to affordable contractors to service any repairs, cleanings and move outs and of course communicating with you on a consistent basis. Seidy Lasker holds a Minor in Real Estate from ASU completing courses in Real Estate Finance, Investing, Marketing, Appraisal, Negotiation and has extensive knowledge on income statements, cap rates, cash on cash return, pro formas and analyzing rental properties.
Investors looking to purchase investment properties should have a written standard as to the type of properties they are looking to purchase which will allow Seidy to analyze properties to determine if they meet your criteria. Every investor has their own criteria to determine whether or not a possible investment fits their investment goals. Some investors are okay with a 8-10% cash on cash return where as other investors will not buy anything that produces less than a 15% cash on cash return. Some investors only invest for cash flow or appreciation where as others seek both cash flow and appreciation in emerging markets.
Another aspect that must be considered is whether or not you want to invest in A, B, C or D class locations. Generally, better locations result in a lower cap rate.
